Finishing a basement is part construction, part building science. Moisture, ceiling height, HVAC distribution, and code requirements all factor in before design begins. Our designers and production team work through each one with you.
Initial Consultation.
Every project starts with a free in-home visit. We walk the unfinished space, check existing moisture conditions, measure ceiling clearance, and identify the obstacles every basement has: bulkheads, ductwork, columns, gas lines, sump pumps. You’ll have a ballpark estimate by the end of the visit, with no commitment.
Design and Planning.
Our in-house designers lay out the space around the obstacles rather than fighting them. 3D renderings show you how bulkheads will be wrapped, where HVAC chases will run, and how the room flows around the elements that can’t move.
Fixed-Price Proposal.
Once your selections are complete, we lock in a fixed price before demo begins. Change Orders document any scope adjustments in writing for your approval before we proceed.
Construction.
Your project manager coordinates demo, framing, electrical and plumbing rough-in, insulation, drywall, flooring, and finish carpentry. We seal off the basement stairs with dust barriers to keep the rest of your home clean. You can follow daily progress in BuilderTrend, our project management system.
Every basement we build is backed by our Limited Lifetime Warranty, well beyond the industry standard of one year.
Why Geneva-Area Homeowners Choose HDC for Basement Remodeling
We’ve been finishing basements across Northern Illinois and Southern Wisconsin since 2000.
In-house design and construction. Bulkhead wrapping, HVAC chases, and egress framing get coordinated before construction starts. No expensive field-redesign on the fly.
Moisture and building science. Northern Illinois basements deal with seasonal moisture cycles. We address waterproofing, vapor management, and sub-slab insulation correctly the first time, so the finished space stays comfortable and the drywall doesn’t tell you about a problem years later.
Permits and inspections. Building, electrical, and plumbing permits are standard for basement finishes in DuPage, Kane, and Cook counties. We file the paperwork and schedule the inspections.
One dedicated project manager. Designer, framers, electricians, plumbers, HVAC subs, finish carpenters — one point of contact.
Award-winning craftsmanship. Seven consecutive GuildMaster Awards, multiple NARI Chrysalis Awards, and consistent placement in Remodeling Magazine’s Top 50 nationally.
Common Basement Remodeling Questions
It varies by scope. A straightforward living-space finish takes meaningfully less time than a full in-law suite with a kitchen, bathroom, and bedroom. We provide a detailed timeline at the initial consultation.
Yes, in DuPage, Kane, and Cook counties. Building, electrical, and (for a basement bathroom) plumbing permits are standard. We handle all permit paperwork and inspections.
We work with what’s there. Modern recessed lighting can be specified at very low profile, ductwork can often be re-routed, and bulkheads can be wrapped to look intentional. We measure and discuss ceiling height at the initial consultation so you know what’s realistic before design begins.
We start by understanding the source: surface water, groundwater, condensation, or a combination. Then we address the cause (grading, downspouts, sump pump, vapor barriers) before we frame and insulate. A finished basement that hides a moisture problem is a future tear-out.
Usually yes. The key is whether there’s a stubbed-in drain in the floor. Many homes built in the last 30 years have one. If yours doesn’t, we can break the slab to run new lines, but the cost goes up. We confirm what’s there at the initial consultation.
Yes, often significantly. A well-finished basement in a market like Geneva or St. Charles is almost always worth more to a buyer than an unfinished one, and adds livable square footage to your home’s appraisal.
