In this post, I'll introduce the 1/3 offset tile layout pattern, which is a popular style found in rooms of all types. I'll explain what this pattern is and why it works in so many spaces.

What Is the 1/3 Offset Tile Layout Pattern?

The 1/3 offset tile pattern is a type of installation in which the edges of the tiles are shifted by a third in each row. This is a method primarily used for laying rectangular tiles. Instead of the traditional "brick joint" where tiles are centered 50% over the tile below it, the edge of the tile is shifted so it aligns with the first 1/3 of the tile below it.

The result is that the 1/3 offset pattern creates a diagonal "staircase" effect in the grout lines rather than the symmetric grid of a standard brick lay.

Why Is the 1/3 Offset Tile Pattern So Popular?

There are two main reasons that the 1/3 offset tile pattern is extremely popular: reduced lippage and a polished, balanced aesthetic.

  • Reduced lippage: Lippage occurs when one tile edge sits higher than the adjacent tile. Most large rectangular tiles are slightly bowed in the center as a result of their manufacturing. If the higher center of one tile is adjacent to the low edge of the next (a 50% offset), you get an uneven surface. That's lippage. The 1/3 offset pattern minimizes the placement of the higher and lower sections of tile to achieve a smoother, more even installation.

What Types of Tiles Work Best for the 1/3 Offset Tile Pattern?

The 1/3 offset tile pattern is ideal for rectangular tiles, especially large-format tiles. Most manufacturers suggest this specific layout whenever the tile being installed has a side length exceeding 15 inches. It is currently the industry standard for wood-look planks on the floor or large-scale subway tiles on a shower or kitchen wall.

When longer tiles are set in a traditional 50% brick joint, they can suffer from lippage (the uneven edges I mentioned before). Using the 1/3 offset eliminates this issue, ensuring a flatter surface and a more natural visual flow.

The 1/3 offset tile pattern can also be used with smaller tiles, such as subway tiles. Smaller tiles are far less prone to lippage, so the pattern is used with smaller-format tiles primarily for aesthetics.

Regardless of the tile pattern, grout color choice can also affect visual impact; matching grout color to tile creates a seamless look, while contrasting color emphasizes an offset pattern or other unique tile arrangement.
