PROCESS

Working with Hogan Design & Construction is a process that has been developed and honed since our inception over 15 years ago. The process begins with the initial contact from the customer.  Once we receive an inquiry we pride ourselves on quickly getting back to you to discuss your project and set up an initial consultation. At that consultation, we will listen to your needs and ideas to be sure we have a clear understanding of what you are trying to accomplish.

 

At this point, after evaluating your project we determine which of two routes need to be taken.

DESIGN BUILD

  • This is preferred for customers that need help with the design and selection process on larger scale jobs where there are a lot of variables and costs and budgets need to be locked in.

  • Step one, our sales associate will provide some ballpark figures to give the customer an idea of the costs and a design contract is signed using these figures as the goal for the construction costs.

  • The Design team is brought in.

  • First, the Architect will meet with the customer to get the details of the construction work in line and develop Architectural plans.

  • The Designer is brought in to meet with the homeowner. After meeting with the customer, the Designer will then come up with a design plan to present to the homeowner.

  • Once the Architect has completed the design plans. This is when the Architect and Designer combine their ideas and present it to the homeowner. At this point, the homeowner can then make final revisions for the architect to complete his construction drawings and those construction drawings are then sent out to bid.

  • The sales associate works with the subcontractors to provide accurate pricing for the construction work while shooting to get into the budget originally presented. When final numbers are complete, they are presented to the homeowner and a construction contract is signed.

  • The sales associate hands over your sales package to the Production Team. The Production Manager will set up a site visit with the Project Manager that he assigns to your job along with the Sales Associate. They will go over all the details of the plan and selections at which point the Project Manager takes over the project as the customer's main contact point.

  • The Project Manager will then spend a week or two planning the job, ordering materials, scheduling subcontractors and populating our online project managing software. Once the Project manager has his plan in place and start date determined, the customer will be invited into the project managing software. Our state of the art project managing system is one of the best parts of working with HDC, it allows the customer to see everything that we are seeing and truly be connected to the progress of the construction.

  • During the construction process, the Project Manager is never more than a phone call away and their schedules are adhered to so that we deliver the project on time.

DESIGN BUILD:
WHAT TO EXPECT 

For customers that need a locked in budget & help in the design and selection process of large scale jobs that have a lot of variables & costs.

  1. The Estimate & Design Contract

The Customer receives a ballpark estimate of the proposed project costs from our Sales Associate and a Design Contract is signed with the discussed construction budget goals.

 

2.  The Design Planning Process

  • The Customer works with our Architect to discuss the details of the work and develop architectural plans.

 

  • The Customer meets with our Designer who will create and present a design plan.

 

  • Our Architect and Designer work together to create a cohesive structural plan and present to the Client. The Customer makes final revisions. 

 

  • Our Architect finalizes his structural drawings which are sent out to bid.

 

3.  The Construction Contract

Our Sales Associate works with Subcontractors to obtain accurate costing based on the final plans, striving to arrive as close as possible to the estimated budget. Numbers are presented to the Client and a Construction Contract is signed.

 

4.  Project Management &

     The Construction Process

  • The Sales Package is handed off to our Production Manager and a Project Manager is assigned to the job. 

 

  • Our Production Manager sets up a site visit with the Project Manager and Sales Associate in order to review the details and selections of the plan. The Project Manager officially becomes the Client’s new point of contact.

 

  • The Project Manager takes 1-2 weeks to finalize construction plans (ordering materials & scheduling subcontractors), determine a start date and populate our online, state-of-the-art project managing software.

 

  • The Customer is invited into the job’s online project management system which allows the Client to monitor construction progress and see everything that we are seeing. The Project Manager is never more than a phone call away during the construction process for questions as well.

 

5.  Project Delivered 

Schedules are adhered to and delivered on time.

 

SELECTION ASSISTED BUILD:
WHAT TO EXPECT

For customers that know what they want. This process works best with kitchen, basement and/or bathroom jobs.

1.  The Estimate

  • Our Sales Associate and the Customer meet to discuss the details of the project’s scope of work.

 

  • Our Sales Associate provides the Client with an estimate for the project, outlining additional allowances for things such as cabinetry, fixtures, flooring and lighting.

 

2.  The Construction Contract

A target budget range is agreed upon by the Customer and a Construction Contract is signed.

 

3.  Project Management

& The Construction Process

  • The Sales Package is handed off to our Production Manager and a Project Manager is assigned to the job.

 

  • Our Production Manager sets up a  meeting with the Project Manager and Sales Associate to walk through the project details. The Project Manager officially becomes the Client’s new point of contact.

 

  • The Project Manager helps guide the Customer through the material and vendor selection process in order to stay within the allotted allowances. The Project Manager works closely with the Client until all selections have been locked down and ordered.

  • The Project Manager determines the Start Date upon confirming material delivery dates and subcontractor availabilities. 

 

  • The Project Manager works with the subs, vendors and HDC team throughout the construction process and advises the Customer of the project’s progress. The Project Manager is never more than a phone call away during the construction process for questions as well.

4.  Project Delivered 

We work at the Customer’s pace to ensure comfort in the process and partnership.
