What Goes Into A Home Addition?

A home addition is a different scope than remodeling within existing walls. The work spans foundation, roof, exterior, HVAC capacity, electrical service, and zoning approvals, on top of the interior finishes.

Initial Consultation.

Every project starts with a free in-home visit. We look at where the addition can tie in structurally, the zoning and setback constraints on your lot, whether your existing HVAC and electrical can support the added square footage, and what the addition needs to do for how you live. You’ll have a ballpark estimate by the end of the visit.

Design and Planning.

Our in-house team produces architectural drawings, structural plans, and 3D exterior renderings so you can see how the addition ties in: rooflines, siding match, window proportions, foundation footprint. We work with your municipality on zoning approvals, variances when needed, and the building permit package.

Fixed-Price Proposal.

Once your design is approved and selections are complete, we lock in a fixed price before construction begins. Additions carry more cost variables than interior remodels (foundation type, roof complexity, exterior match, structural reinforcement), so the design work up front is where we drive certainty into the final number.

Construction.

Your project manager coordinates excavation, foundation, framing, weather-in, roof tie-in, exterior finishes, mechanical rough-in, insulation, drywall, and interior finishes. We protect your existing home during the demo and tie-in phase with temporary weather barriers and dust control at the connection point. You can follow daily progress in BuilderTrend, our project management system.

How Long Does A Home Addition Take?

 It varies significantly by scope. A single-room bump-out moves much faster than a full second-story addition, and the design and permit phase is often a meaningful portion of the schedule on its own. We provide a detailed timeline at the initial consultation. 

Do I Need Zoning Approval For An Addition?

 Almost always. Setback requirements, lot coverage limits, height restrictions, and floor-area ratios vary by municipality. Some projects fit within existing zoning and only need a building permit. Others require a variance or a public hearing. We assess your situation at the initial consultation and handle the approval process. 

How Much Does An Addition Cost In The Chicago Suburbs

 Cost per square foot runs higher than interior remodels because of foundation, roof, exterior, and structural work. The biggest variables are foundation type, roof complexity at the tie-in, exterior finish match, and whether your existing HVAC and electrical need upsizing. We provide a ballpark at the initial consultation and lock in a fixed price before construction. 

Can My Foundation Support A Second Story?

 Sometimes, but not always. We bring in a structural engineer during design to evaluate the existing foundation, framing, and load paths. If your structure can support the addition with reinforcement, we incorporate that into the design. If it can’t, we’ll be straight with you about alternatives, such as a smaller second story or a ground-floor addition instead. 

How Will The Addition Affect My HVAC And Electrical?

 Most additions require some upgrade. A bump-out may only need an extension of existing ductwork and a few new circuits. A master suite or second-story addition typically requires a larger furnace, additional cooling capacity, and sometimes a service upgrade. We size everything during design. 

Will The Addition Match My Existing Exterior?

 That’s the goal, and one of the things we spend the most design time on. Sometimes a perfect match is possible. Other times the better move is a deliberate complement: a slightly different but harmonious treatment that reads as an intentional second-phase build. We’ll show you both options during design and let you choose.
